This letter dated , 20 shall serve as an Agreement between Cannabis Property Brokers, LLC (“Seller”) and (“Agent”) regarding payment of a commission to Agent for the transaction(s) contemplated herein.
In the event a sale is consummated by and between Seller of any of the clients or leads generated by Agent, Seller agrees to pay Agent a commission in the amount of 3% of the sale price should the Agent find a purchaser ready, willing, and able to pay such sum as may be accepted by Owner. Said commissions are payable upon closing.
In the event a lease is consummated by and between Seller of any of the clients or leads generated by Agent, Seller agrees to pay Agent a commission in the amount of 4% of the aggregate base rent due for the initial Five (5) years of the primary lease term. Said commissions shall be payable upon the rent commencement date.
During the term of this agreement, Agent and any and all of its sub-agents or affiliated Agents are forbidden from advertising any of the Seller’s available properties on any online or analog platform, including but not limited to MLS, LoopNet, and Cpix. Agent may only publish the information regarding Seller’s available properties on its own local proprietary business website.
This Agreement is binding upon the legal representative, successors and permitted assigns of the parties.
The Agreement shall be valid and remain in full force and effect for one-hundred & eighty (180) days from the date of this Agreement and may be extended in writing signed by Seller and Agent. The Agreement shall constitute the entire Agreement between parties and supersede all prior agreements, whether oral or written, and may be amended only by written instrument signed by all parties to the Agreement.
